Netanya is long and thin: about 14 km of beach on one side, Highway 2 running through it, and very different neighbourhoods within a few minutes of each other (Wikipedia (נפתח בכרטיסייה חדשה)). The municipality's official list of neighbourhoods, grouped into five districts, is the naming I use here (City of Netanya (נפתח בכרטיסייה חדשה)).

Where olim tend to go
Nefesh B'Nefesh names Ir Yamim, Ramat Poleg, Kiryat HaSharon, Nitza Boulevard and Nof HaTayelet as popular with olim (NBN, updated Mar 2024 (נפתח בכרטיסייה חדשה)).
- Anglo shuls cluster in the city centre (McDonald International Shul, Young Israel of North Netanya), Ir Yamim (Tefilat Yamim) and Ramat Poleg (Young Israel of Ramat Poleg, SNAC) (AACI (נפתח בכרטיסייה חדשה)).
- French life centres on Kikar HaAtzmaut and the city centre, where CASIFAN and the municipal French olim centre are. A broker describes Ir Yamim as a favourite of newer French arrivals (CASIFAN (נפתח בכרטיסייה חדשה); immoneuf, broker (נפתח בכרטיסייה חדשה)).
The main areas, south to north
Ramat Poleg. The southernmost neighbourhood, founded in the late 1970s with every main street running towards the sea. Low-rise houses in the original part, apartment blocks of up to 18 floors in the 1990s extension, the Poleg reserve and Poleg Beach. About 18,000 residents (2018) (City of Netanya (נפתח בכרטיסייה חדשה)).
Ir Yamim. Seafront towers built from 2006 around a big park, sports courts and Kanyon Ir Yamim. Towers here often have Shabbat lifts, pools and gyms. It is the most expensive area in the data: Bizportal puts the average deal at about NIS 4.74M and a 4-room rent at about NIS 9,500 (City of Netanya (נפתח בכרטיסייה חדשה); Bizportal, Sep 2026 (נפתח בכרטיסייה חדשה)).
Agamim and Givat HaIrusim. Agamim is new and still being built beside the Winter Pond park; 4-room flats NIS 2.7-3.0M. Givat HaIrusim, from the early 1990s, sits beside the Iris reserve with many public gardens (Bizportal (נפתח בכרטיסייה חדשה)).
Kiryat Nordau. 1950s immigrant housing near the southern entrance, about 13,000 residents. One of the more affordable areas: NIS 1.8-2.2M for an older 4-room flat (Bizportal (נפתח בכרטיסייה חדשה)).
Galei Yam / Neve Oz, Neot Shaked, Ramat Yadin (Dora). Southern-central neighbourhoods near the Argaman beach and the showcase cliff promenades.
The cliff-top strip: Nitza Boulevard and Nof HaTayelet. High-rises along the promenade with sea views; cliff-top 4-room flats NIS 3.5-4.35M (Bizportal (נפתח בכרטיסייה חדשה)).
City centre. Kikar HaAtzmaut, Herzl and Smilansky streets, the promenade, the sea elevator and the central beaches. Older flats and the most walkable part of town; the Dirobot median for 2023 to Aug 2026 is NIS 1.88M (Dirobot (נפתח בכרטיסייה חדשה)).
Kiryat HaSharon. East Netanya, built 1997-99: young families, a community feel, Oak Park and the Academic College, about 22,000 residents. Around NIS 2.5M for a 4-room flat, and an English-speaking shul, Kehillat Shevet Achim (City of Netanya (נפתח בכרטיסייה חדשה)).
Kiryat Sanz. A Haredi neighbourhood founded by the Sanzer Rebbe in 1955, with Laniado Hospital and the separate-bathing beach (City of Netanya (נפתח בכרטיסייה חדשה)).

How I would choose
- Decide whether you want to walk to the sea and the centre (city centre, cliff-top strip) or want newer buildings and parks (Ir Yamim, Agamim, Kiryat HaSharon).
- Check the train: Netanya-Sapir station serves the south (Ir Yamim, Ramat Poleg, Agamim), Netanya station the centre-east. See getting around.
